- Limited or targeted survey: Sampling specific materials or areas you already suspect — a single ceiling tile, one section of pipe insulation — rather than the whole building. Fits a small, contained renovation.
- Pre-renovation survey: Covers everything the renovation's path of construction will touch, so materials outside the work area aren't unnecessarily disturbed or tested.
- Pre-demolition survey: The most thorough option, required before most demolition permits. This one has to account for materials in walls, floors, and other spaces that a limited survey wouldn't reach, since demolition disturbs the entire structure at once.
Getting the scope wrong in either direction costs you: too narrow, and you risk hitting undocumented material mid-project and shutting down work; too broad, and you're paying for testing you didn't need.

Hazmat survey pricing depends on the size of the building, its age, how many distinct material types need sampling, and how many lab samples the survey requires. A small residential renovation with a limited-scope survey runs far less than a full pre-demolition survey of a commercial building — but skipping the survey to save money on a pre-1980s structure is the single most common way a project ends up with an expensive mid-construction stop-work order instead.
